PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections.

Submit the updated plans with a new application requesting a dwelling replacement with reference to the demo permit TC-DMO-0223-00063. This permit was initiated from an application for an electrical repair not a building permit.

SITE PLAN:

Provide a site plan showing dimensions of all buildings requiring a permit, R106.1.1. Show the location of all utility lines from property line to building(s) along with required alterations.

FLOOR PLAN:

1. Show the exterior dimensions of the proposed dwelling.

FOUNDATION PLAN:

1. Provide a plan showing foundation location at new exterior walls, R301.1.

SECTIONS - DETAILS:

1. Provide a structure section showing existing and proposed features including a foundation, sills, anchoring, framing, sheathing and insulation, R106.1.
2. Show a complete cross-section detail of the new exterior wall, R106.1.1. Show the minimum 12” x 12” continuous #4 rebar reinforced footing, R403.1. Show with dimensions the exterior wood siding, insulation, interior sheathing, and pressure treated sill anchored with ½” x 10” bolts. Show the wall assembly with a 6” clearance above the ground or 2” clearance above an exterior concrete surface, R317.1 item 5.
3. Clarify if ceiling/roof insulation is existing or proposed as the installation requirement has changed, R806. Show an unvented roof assembly with all insulation at the roof including an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing as part of the total R-38 insulation requirement, R806.5. Or a vented attic space requires a ventilation calculation for showing the attic vent opening size using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation.

PLUMBING PLANS:

1. Provide complete plumbing plans showing any changes with 2018 IRC compliance, R301.1. Include the proposed laundry room.

MECHANICAL PLANS:

1. Provide (an HVAC system with fresh air intake) whole-house mechanical ventilation, or controlled exhaust with a calculated airflow rate, R303.4; N1103.6 & M1505.4. Show the system and appropriate flow rate setting on the plans. A two or three bedroom dwelling of 1501 – 3000 SF requires a 60 CFM continuous setting.
2. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. Notate the mechanical plans if system calculations will be provided by deferred submittal.

ELECTRICAL PLANS:

1. Sheet E1.0, Circuit 23 can only be used for Bathroom GFCI receptacles. Remove use of circuit 23 from WIC.
2. Show a receptacle outlet within 3’ of each lavatory basin in each bathroom, E3901.6. Show Bathroom receptacles with a separate 20 AMP dedicated circuit, E3703.4 and E3901.6.
3. Show one 20 AMP branch circuit in the laundry area; this circuit may not serve other locations, E3703.3 and 3901.8. Circuit 16. Remove office from Circuit 16.
4. Clothes Washer and Dishwasher GFCI: receptacles require readily accessible protection typically from an upstream device, E3902.9 & 10. Add notation to plans.
5. Show one 20 AMP branch circuit for the dishwasher/disposal; this circuit may not serve other locations, E3703.8 City of Tucson Amended.
6. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E3901.3. GFCI protected, E3902.6.
7. Show all receptacle outlets located outdoors, at bathrooms, kitchen countertops, unfinished basements, garages or carports at grade level and within 6’ of a wet bar or sink with ground fault circuit interrupting protection, E3902.
8. Protection of all interior 15A & 20A circuits serving outlet locations with required combination type arc-fault circuit interrupters, E3902.16. (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors.

INTERNATIONAL ENERGY CONSERVATION CODE:

Provide insulation details minimum (R-13 walls and R-30 small additions or otherwise R-38 ceiling) showing code compliant placement of materials and ratings, N1101. Windows require a solar heat gain of 0.25 or better.

OUTDOOR LIGHTING CODE

Provide any alterations with details showing compliant fixtures. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations or show proposed fixtures as Full Cut Off (night sky friendly).
