This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received. Code reference, 2018 International Residential Code (IRC), 2017 National Electrical Code (NEC). Revision 1. Convert Shipping container storage shed into livable/conditioned Studio Area. 1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing (closed cell spray or rigid board tight to the roof sheathing), R806.5. This condensation control provision is necessary for code compliance and may be a single layer of air-impermeable insulation or layered with batt insulation for achieving the total required roof R-value (R-30 for addition <20%). Foundation Plans: 2. Clarify the foundation support for the structure. Sheet s1, foundation Keynotes # 1 shows “Existing footings to remain”. Sheet d1, details 1 and 4 indicate that the size of the footings is “per Schedule”. There is no footings schedule, and the apparent size and placement of the footings do no match the original foundation/footing plans. 3. Provide the footing schedule and clarify if they are existing or if they are being modified for this revision. Mechanical Plan: 4. (Sheet x1 – Deferred Submittals.) Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. 5. Provide manufacturer specification sheet for the under sink instant hot water heater, R106.1. Electrical Plans: 6. Provide a grounding electrode on the Riser Diagram for the sub-panel, E3607.3. 7. Show access and working space around all electrical equipment for safe operation and maintenance of equipment, E3405.1. 8. Verify the water heater circuit size for serving the load, E3702.11. Solar Review: Photovoltaic Systems • Provide Solar module roof loading data and mounting system with fastener sizes and calculations for dead load and wind uplift. Show required PV module railing, mounting system and attachment methods. • Provide manufacturer specification sheets for all collector panels, inverters, mounting hardware, power optimizers, batteries etc. R324.3 • Electrical One Line Diagram with conductor and conduit sizes and types. • Electrical 3 Line Diagram with grounding sizing and connections. • Method of connection to service: back-fed breaker, or line side tap.
