04/28/2023 | Site Zoning | REQUIRES RESUBMIT | FROM: PDSD Zoning Review PROJECT: TC-RES-0323-03395 2122 N Ralph Av. – R-2 New Duplex (2nd Review) TRANSMITTAL DATE: April 28, 2023 Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-2 zone (UDC 4.7.9). A duplex is a permitted use in the zone, (Table 4.8-2), subject to Use Specific Standards 4.9.7.B.6, .9, & .10. 1. This comment was not addressed. Based on the building sections shown on sheet 7 it appears that the 12’ height provided on the building elevations is measured from finished floor. As stated below the measured for determining perimeter yard setbacks is measured from design grade. Based on a 12’-6” wall height, the required perimeter yard setback dimension to the interior property lines, north, south, & east is 8’-4”, proposed to the south & east is 8’-0”, A DDO is required. Per Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Based on the building sections the 12’ height shown on the elevations is from finished floor there for the wall height is 12’-6”. Interior perimeter yard setbacks in the R-2 Zone, residential use to a residential zone, is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a 12’-6” wall height the required perimeter yard setback from the proposed duplex is 8’-4”. The proposed 8’ perimeter yard setback shown for the south & east does not meet the required setback.
