TC-RES-0323-03395 ADDRESS/PARCEL: 2122 N RALPH AVE/122-05-0830 ZONING: R-2 This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants and water harvesting. Please resubmit revised drawings along with a detailed response letter, which states how all Landscape Review Section comments are addressed. COMMENTS: 1. A landscape plan is required per 7.6.2.B.1-b. The Unified Development Code (UDC) requires all new development or an expansion of greater than 25% of an existing development to submit a landscape plan, UDC 7.6.2. Preparation of the landscape plan shall adhere to UDC 7.6.4 and Administrative Manual 2-10. 2. Include an irrigation plan showing how the plantings are to be watered. 3. Ensure the required number of trees is in all vehicular parking areas (1 tree: 4 parking spaces) per UDC 7.6.4.B.1. Trees are to be distributed evenly throughout the parking area, UDC 7.6.4.1.B.1, UDC Technical Standards Manual 5-01-.3.2 and UDC 7.6.4.B.1.a. Trees are to be planted in a way that clearly shows they are shading the actual parking spots. 4. Add detail showing root barrier for trees located near any paving. This site is located in the R-2 zone (UDC 4.7.9). A duplex is a permitted use in the zone, (Table 4.8-2), subject to Use Specific Standards 4.9.7.B.6, .9, & .10. 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf, for parcel 122-05-0810 only. This plot plan shall include but not limited to: a. Lot coverage calculation. b. Legal description. c. Owners name. d. Perimeter yard setback dimensions from the proposed duplex to all property lines. e. Shall be drawn at an engineering scale, i.e. 1” = 10’ or 1” = 20’ etc. f. Show all easements of record. g. Indicate the zoning of the property and all adjacent properties. 2. Per Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Based on the building sections the 12’ height shown on the elevations is from finished floor there for the wall height is 12’-6”. Interior perimeter yard setbacks in the R-2 Zone, residential use to a residential zone, is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a 12’-6” wall height the required perimeter yard setback from the proposed duplex is 8’-4”. The proposed 8’ perimeter yard setback shown for the south & east does not meet the required setback.
