Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken.

SITE PLAN:
1. Indicate the location and size of buildings, utility meters and lines, R106.1.1. Show the utility lines.

STRUCTURAL PLANS:
2. Any structure placed in the 3-foot fire separation distance from the neighboring property line requires not less than one-hour fire-resistive construction for reducing fire spread across the property line, R302.1(City of Tucson Amended). Fire rated materials are found in IBC Table 721.1(2), Items 15-1.1 to 16-1.3.
3. Show the (carport roof) structure with one-hour fire-resistive wall construction parallel with the neighboring property line in compliance with IBC Table 721.1(2) or provide a clear 3’ fire separation distance between the property line and the structure. This construction or separation is required from ground to roof and from end to end of the roof which resists fire spread across the property line.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

1. Show zoning of surrounding properties on the site plan.

2. Show existing driveway/vehicular use area on site plan and include in lot coverage calculation. Add total lot coverage calculation.

Roofed areas, open on at least one side and not used for utilities, maintenance, laundry, storage, or motor vehicle parking, are not included within lot coverage Per Tucson Unified Development Code (UDC) Section 6.4.3.C.1.a.

3. Per UDC Section 6.4.4.A building height is the vertical distance measured from the design grade. On Section View show height of structure from the design grade elevation, not finished slab.

4. Per UDC Table 6.3-2.A, when a residential use is adjacent to a residential zone, the required side and rear yard setbacks are six feet or 2/3 the height of the proposed wall, whichever is greater, measured from the property line.

Based on an assumed wall height of 9’-7”, the required side yard setback is approximately 6’-2”; proposed is 1’-9” on the site plan.

The proposed carport encroaches into this setback requirement and will require a submission and approval of a Design Development Option (DDO) to reduce the required setback.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: revised residential building permit along with a detailed response letter, which states how all Zoning Review Section comments were addressed. 04/05/2023 Zoning Modifications - DDO REQUIRES RESUBMIT The Zoning Review Section has completed its first review of TC-RES-0323-03374. Zoning has indicated that a Design Development Option (DDO) is required to reduce the side perimeter yard setback from 6'-4" to 1'-9".

The submitted application is complete for processing. Zoning Administration staff may approve this setback reduction if the DDO is approved and the notice of intent to appeal period has concluded.
