General notes:
1. Airial views appear to show the roof structure of this covered porch is attached to the existing structure. Clarify how the two roof structures attach to each other, R106.1.1.
2. Any structure placed in the 3-foot fire separation distance from the neighboring property line requires not less than one-hour fire-resistive construction for reducing fire spread across the property line, R302.1. Fire rated materials are found in IBC Table 721.1(2), Items 15-1.1 to 16-1.3.
3. Show the (carport roof) structure with one-hour fire-resistive wall construction parallel with the neighboring property line in compliance with IBC Table 721.1(2) or provide a clear 3’ fire separation distance between the property line and the structure. This construction or separation is required from ground to roof and from end to end of the roof which resists fire spread across the property line.
4. Another option for roof structures placed within the 3-foot fire separation distance to the neighboring property line is to add a one-hour fire-resistive wall constructed parallel with the property line in compliance with IBC Table 721.1(2). This fire spread barrier is required from ground to roof and from end to end of the roof.

Foundation Notes:

Structural Notes:
6. Clarify the size of the beams used for carrying the load of the roof. Sheet 8 of 9 shows beams sized at 2x6, which is undersized for the design live (20lbs) and dead (10lbs) loads. Show a beam size with appropriate load carrying capacity, R301.1.
7. Correct View B-B to show the beams resting on the property line wall. Detail the beam connection to the wall. Show or notate a 1” minimum separation of untreated exterior beams above all masonry with a metal post/beam base with 1” space above concrete/masonry, R317.1.4 exception 1.
8. Detail how the wall extension, for supporting the roof structure, is being connected into the existing 5’7” masonry wall, R301.1, R106.1.1.

Outdoor Lighting Code Notes:
9. Show the proposed fixture as full cut-off FCO style or provide an Outdoor Lighting Calculation, in accordance with OLC 3.1.2, including all exterior fixtures on the property for determining exterior lighting limits.

Shade Structure (2nd Review)

TRANSMITTAL DATE: September 27, 2023

Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9.

1. COMMENT: Per UDC Section 6.3-2.A, the required setback in the R-1 zone is the greater of 6 feet or 2/3 the height of the proposed building wall.

Per the height of the wall, shown on Sheet 7, of 9 feet 8 inches the required perimeter yard setback for the structure is 6 feet 3 inches.

The setback as shown on Sheet 5 appears to be 0 feet. If the structure is detached from the principal structure of the property a neighbor’s setback waiver may be utilized to reduce these required setbacks. The neighbor waivers shall be signed by the property owners of Pima County Tax Parcel Number 123-06-0880, 2023 E Adams St. The signed neighbor waivers shall be directly pasted on the site plan and shall include the following text:
My name is ______ and I am the owner of the property located at ______. I have reviewed the site plan and I have no objection to the structure being located or construct __ feet from the property line as depicted on the site plan.
