This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf, to include but not limited to: a. Provide a lot coverage calculation on the plot plan. b. Clearly show the property lines on the plan along with the distance. c. Indicate the zoning of the property and all surrounding properties. d. Provide a setback dimension from the post support the shade structure to the east property line. 2. Clarify if this shade structure is attached or detached from the main dwelling. 3. Provide a height dimension from design grade to the point where the rafters sit on the beam so that perimeter yard setback requirements can be determined. If the setback from the post to the east property line is less than 1’-0” a Board of Adjustment for Variance will be required. If the setback is 1’-0” or greater from the post to the east property line a Design Development Option will be required.
