Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the SR zone (UDC 4.7.4). As this was submitted as a residential permit Zoning is reviewing this project as a single family residence. A single family residence is a permitted use in this zone (Table 4.8-1). 1. This comment was not addressed. A Board of Adjustment for Variance will be required for the building as shown on the plans. Per UDC Article 6.6.3.D Accessory structures, except for accessory dwelling units, shall not exceed 12 feet in height, unless attached to a principal structure. The proposed metal building exceeds the allowed 12’ height. 2. This comment was not addressed. A Board of Adjustment for Variance will be required for the building as shown on the plans. Per UDC Article 6.6.3.E The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Accessory structures less than 200 square feet gfa and accessory dwelling units are exempt from this requirement. Provide a calculation that show what percentage of accessory structures are proposed for this site. A Board of Adjustment for Variance must be submitted and approved.
