All Solar installations require a permit. After reviewing aerial views of the property and provided pictures, it appears that unpermitted PV modules are mounted on an unpermitted structure on the south side of the building. Searching city records shows no permit history for this solar installation. Either provide permit documentation, or provide sufficient plans required to properly permit solar installation. More comments may be forthcoming as new plans are submitted.

• All New equipment, including Panels, Racking systems, Inverters etc.. Shall be UL listed. R324.3
• Provide a lag-bolt connection up-lift calculation demonstrating the wind load supporting capability, R301.1. An IRC PV roof uplift calculator is available on Pima County’s website. https://webcms.pima.gov/cms/One.aspx?pageId=62064
• Equipment shall be positively attached to the roof structure with a minimum of one connection per 10 sf of equipment (minimum of two connections per piece of equipment).
Diagrams/Calculations:
• Provide an electrical 3-line diagram identifying each component and circuit notating sizes and installation details.
• DC Overcurrent Protective Device and Conductor Sizing for PV Source Circuits and Module Interconnection Conductors (Isc x 1.25 x 1.25) Reference NEC 690.8(A)(1) and (B)(1). Show complete calculation for determining OCPD and conductor requirements.
• AC Overcurrent Protective Device and Conductor Sizing for PV source Circuits and Module Interconnection Conductors (Imax x 1.25) Reference NEC 690.8(A)(3) and (B)(1). Show a complete calculation for determining OCPD and conductor requirements.
• Inverter Input Current (Isc x 1.25) Reference NEC 690.8(A)(4). Show an inverter with DC max input rating consistent with total PV output capacity.
• Show wire type, gage value, and ampacity rating.
• Maximum conductor ampacity is determined by applying correction and adjustment factors for temperature of insulation rating of 90C and CCC (Current Carrying Conductor) proximity. Reference NEC 310.15, Table 310.15(B)(2)(a), 310.15(B)(2)(b) and 310.15(B)(3)(a). The adjusted conductor rating may not be less than the calculated Conductor Sizing.
• Show the equipment grounding conductor size as required by table 250.122 (#14 for 15A, #12 for 20A & #10 for 30 – 60 A).
• Specify and show a continuous Grounding Electrode Conductor ( NEC 250.64(C ), 250.160).
• Provide Main Service Panel (MSP) taps in compliance with NEC 705* (NEC 705.12) 705.12(B)(2)(3) b Busbars.) 120% bus bar rule.
• Provide the exact wording and location for the Photovoltaic system Warning signs and labels as required in NEC 690 and 705.12(B)(2)(3) b.

Storage Container in Rear Yard (1st Review)

TRANSMITTAL DATE: March 24, 2023

Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the HR-3 zone (UDC 4.7.12). A Multifamily is a permitted use in this zone (Table 4.8-2), subject to Use Specific Standard 4.9.7.B.6.

1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf, to include but not limited to:
a. The plot plan shall be drawn at an engineering scale, i.e. 1” = 10’, 1” = 20’.
b. Provide a lot coverage calculation on the plot plan that meets the requirements of UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements.
c. Provide perimeter yard setback dimensions from the proposed storage container to the south & west property lines.
d. Show the zoning of the property and all surrounding properties on the plot plan.
e. Provide the legal description of the property on the plot plan.

2. Historic review is required and must be approved prior to approval of this building plan. Historic application/requirements can be found at: https://www.tucsonaz.gov/files/pdsd/Preservation/HPZ_Review_Application_Package_2020.pdf,

3. It does not appear that the location of the storage container is meeting perimeter yard setbacks. The minimum setback is the greater of ten (10) feet, or three-fourth (3/4) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Historic review can waive perimeter yard setbacks.
