This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural. All code references are to the 2018 International Residential Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. Provide a clear and concise construction plan set. Indicate the location and size of buildings, utility meters and lines supporting the alterations, R106.1.1. Show the all utility lines. STRUCTURAL PLANS: 2. Provide a Roof Framing Plan showing the location and size of beams, headers, and rafters for supporting live and dead structural loads, R804. Identify live and dead loads. 3. Identify all fasteners for wind loading compliance. Show roof (uplift resistance) fasteners (H2.5) with appropriate uplift capacity, R802.11 amended. 4. Provide framing details to show attachment of new roof structures to existing structure. 5. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 – 9 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. 2. Based on aerial photos there is some type of detached structure located in the rear yard that shows up sometime after 2005 and appears to be expanded around 2010 and again around 2016. Zoning was not able to find approved permit or zoning compliance documents for this structure. Either provide approved permit or zoning compliance documents or include this structure in this permit.
