|---|---|---|---|---|---|
| 03/09/2026 | Residential Zoning | APPROVED | Please be aware that during Site Zoning review of this permit, it was found that unpermitted work may have occurred on this site in the form of shade structure-shed in the northwest corner of the property at/around 2020. Since the solar installation is not proposed to be placed upon or associated with the unpermitted structure(s), this will not prevent Site Zoning approval of this solar installation permit. That said, future work on the site may be delayed until this unpermitted work is addressed. You may submit a separate “Residential Addition/Alteration” or “Residential Fence/Wall” permit to address this work. Approval of this permit is only for the residential solar installation and does not constitute a Site Zoning approval of the entire site." |

| 02/24/2026 | Light Residential Building Review (OIP) - Standard | REQUIRES RESUBMIT | If you have questions regarding this Review, please contact Juan Quintana at juan.quintana@tucsonaz.gov Please resubmit addressing the following comments: 1) In accordance with 2024 IRC Section E3606.5 and 2023 NEC 230.67, a whole-home surge protective device (SPD) will be installed at the service equipment. A Type 2 SPD (minimum 10kA nominal discharge current rating) will be installed integral to the service panel or immediately adjacent to the panel, in compliance with: IRC E3606.5 – Requires surge protection for all services supplying dwelling units. IRC E3606.5.1 (Location) – SPD shall be integral to the service equipment or installed immediately adjacent at the next level distribution equipment. IRC E3606.5.2 (Type) – SPD shall be Type 1 or Type 2. IRC E3606.5.3 (Replacement) – Requirements apply when service equipment is replaced. NEC 230.67 (2023) – Requires a Type 1 or Type 2 SPD for services supplying dwelling units (as well as dormitories, hotel/motel guest rooms, and nursing home patient rooms), installed at or immediately adjacent to the service equipment. The SPD must have a minimum 10kA nominal discharge current rating and is required for new services and service replacements. The SPD will be connected to a dedicated 2-pole breaker within the main service panel (or factory-installed integral unit, if applicable), with conductors kept as short and straight as possible to minimize impedance and ensure proper surge performance. The device will be listed and labeled in accordance with UL requirements. 2) The proposed configuration of the ESS in relation to the DG meter does not comply with TEP ESR SR-710 13(a). Please verify that this arrangement has been approved by TEP or revise the layout so that the ESS is installed downstream of the DG meter, allowing the meter to measure all PV production |
