This site is located within the R-2 Zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Please correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. Please submit a clear site plan as the images and lettering are blurred. The neighbor waivers are not necessary for this project. Additionally, our site plan requirements have changed due to amendments to the UDC such as setbacks, for example. Side and rear setbacks for an interior lot in the R-2 zone are now 5’, excluding recorded easements and Fire Code requirements. The front setbacks continue to be 20’. It is not necessary to provide a new site plan as the existing site plan can be revised. 2. Provide elevations for the carports. For accessory structures other than Accessory Dwelling Structures over 12’ in height, a variance by the Board of Adjustment is required. To apply for a Board of Adjustment Variance, please submit an application using www.tucsonaz.gov/Departments/Planning-Development-Services/Planning-Zoning-Applications/Zoning-Administration#section-2 , requesting that the structure or structures will be more than 12’ in height. For further information on the Board of Adjustment Variance process, please contact Mark Castro at mark.castro@tucsonaz.gov

3. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
