| 03/11/2026 | Residential Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: Roxanne Johnston Planner PROJECT: TC-RES-0226-00911 3693 S Camino Seco, Tucson, AZ 85730 Porch and Carport Additions (1st Review) TRANSMITTAL DATE: 03/11/2026 This site is located within the C-1 zone (UDC 4.8-6). A single-family residence is a permitted use in this zone (Table 4.8-4). RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. Please refer to the Full Site Plans directions as information is missing from the plot plan such as the distance from the proposed front porch addition to the lot line. https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Site-Plan-Examples 2. The Scope of Work described is incorrect. Please add correct scope of work on the Cover Sheet and explain that the proposed 6’ fence as is to be permitted by separate permit. 3. If the Scope of Work is a carport to the west, please relabel this to reflect a carport. 4. Please label the lot dimension on the south side. The Pima County Assessor’s Office shows the lot to measure approx.. 50’ X 200’ https://www.asr.pima.gov/ParcelData/Map/Arm/MP22/22040.PDF 5. Correct the lot coverage. Only enclosed areas, carports and vehicle use areas are calculated in the lot coverage. 6. Required residential setbacks for the C-1 zone have changed as of January 1, 2026 through Ordinance No. 12219, an amendment to the UDC. Interior lot and rear setbacks are typically 5’ and greater only as required by Fire Code. Please correct the information under the Code Tabulation block on the Cover Sheet. 7. The City is now working under the 2024 IBC, not 2018. Please correct the Code Review block. 8. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
