This site is located within the R-2 Zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. Please upload the DDO packet referenced in Comments 3 and 4 of the zoning review completed on 3/11/26 using the Zoning Modifications tab that has been added. A new record number specific to the DDO will be created. Please contact Mark Castro at mark.castro@tucsonaz.gov or Georgia Pennington at georgia.pennington@tucsonaz.gov for any questions regarding DDOs. Please do not resubmit the materials under TC-RES-0226-00897 until a Notice of Decision has been rendered and the appeal process is completed for the DDO. Then, please upload the Decision Letter with the resubmittal packet for TC-RES-0226-00897.

2. Although discussed in the response letter, the 6’-wide TEP easement along the east property line has not been added to Sheet A1. Please add.

3. To clarify Site Plan Keynote #11 on Sheet A1., the shed would not be located within the 5’ setback because that would mean that it would encroach within the setback.

4. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
