A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. Apply for a Design Development Option (DDO). Per Unified Development Code (UDC 6.4.5.C.2.a., the awning overhang would only be allowed to encroach 2’ into the required 20’ front setback. As shown, the proposed awning exceeds this encroachment distance by 6’. 2. Here is the link to the DDO application: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/planning-amp-zoning/ddo-for-setback-and-height.pdf , please submit the application under the Zoning Modification sub-record that has been created. A new permit number will be assigned, which is somewhat separate from the building permit.
