Site Engineering Comments:
1. This property located at 6801 E Flamenco DR is located within the Rose Hill Wash FEMA AH floodplain and will require a floodplain use permit for work within a floodplain.
a. To submit for the FPU permit, go to the sub records of permit TC-RES-0226-00751 within the TDC account associated with the permit.
2. For the submission of the FPU permit and resubmission of the Residential building permit, please submit the construction plans.
3. Site Engineering will be unable to approve permit TC-RES-0226-00751 until the associated FPU permit is approved. It is recommended that the FPU permit process be started and achieve approval and issuance prior to the resubmission of this residential permit to ensure no project delays and review overlap.

FOR PERMIT RESUBMISSION, IT IS REQUIRED THAT: Corrected/Revised Plan set and a detailed response letter document that clearly shows how you addressed all of Site Engineering’s and other reviewers’ comments for the completed review cycle.

This site is located within the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

2. Please indicate in your response letter if the carport is attached or detached.

3. Site Zoning is unable to approve the proposal until the floodplain use permit has been approved.

4. The proposed carport appears to be located near the front property line. Per the City of Tucson’s Unified Development Code (UDC) 6.4.5.D.3., carports may only project up to 10 feet into the required perimeter yard from the property line to the supporting post. The proposed carport qualifies for the opportunity to apply for a Design Development Option (DDO). Please submit a DDO application under the Zoning Modification sub-record that has been created.
