An accessory dwelling unit is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, 8 & 9 and 6.6.3. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. (Comment) Per Ordinance 12219, the Middle Housing Code Amendment requires basic drought resistant landscaping to be indicated on the site plan for 1–4-unit residential projects submitted starting in 2026. The requirements include but are not limited to: a. One canopy tree required for every 1,000sqft of new gross floor area in the proposal (0-1,000sqft – 1 tree, 1,001-2,000sqft – 2 trees). The current proposal would only require one canopy tree. b. 5 feet of vegetative groundcover for the length of the street frontage, minus the curb cut width. For this lot, approximately 200sqft of vegetative groundcover will be required in the front street setback. Show this area on the site plan. c. Landscaping requirements may be met by existing landscape features on the site, but to count towards the requirements, the existing landscaping must be indicated on the site plan. Please indicate existing on-site landscaping on the site plan. d. See Ordinance 12219 for the full list of landscaping standards. 2. (Comment) Please indicate the lot dimensions on the site plan.
