A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 -.9. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. (Comment) Please provide a site plan that meets the requirements found at the following link: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Site-Plan-Examples Requirements the submitted site plan is missing includes but is not limited to: a. Name of the owner b. Zoning classification of the property (R-1) c. Basic project description d. Site plan scale and north arrow e. Location of all existing structures on site and vehicular use areas f. Building setback dimensions from each structure wall to the adjacent property line g. Total square footage of parcel h. Total square footage of all enclosed structures i. Total vehicular use area square footage j. Lot coverage calculation 2. (Comment) Shade structures or carports under 400sqft are required to be a minimum of 10 feet away from the front street property line. The site plan does not provide setback measurements from the front of the carports to the property line, but it appears to be less than 10 feet. Consider adjusting the placement of the carports on site to meet the 10-foot setback requirement. To seek approval for the carports as they currently exist on site, a Board of Adjustment Variance would be necessary. If the structure is non-habitable, it will only require neighbor waivers from adjacent property owners like the one obtained for the carport in the front yard. In this case, signatures from 1938 & 1932 W Romany Rd and 1937 W Donny Brook Rd would be required. If the structure has utilities and is habitable, a Variance as described in Comment 2 would be required.
