A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. Please resubmit the site plan. Comments from the February 27th, 2026 Zoning review comments have not been fully addressed and the site plan is incomplete. Please refer to this Full site plan example at this link: https://www.tucsonaz.gov/files/sharedassets/public/v/2/pdsd/documents/plan-samples/full-site-plan_feb2026.pdf . 2. Comment 4 of the applicant response letter indicates that permission was gained by the neighbors for the bird coop. This permissions are not found on the site plan. Permission in the form of Neighbor Waivers will need to be provided from the owners at 1937 W Donny Brook Rd and 1932 and 1938 W Romany Rd and added directly to the revised site plan. An example of a Neighbor Waiver is: My Name is __________________ and I am the owner of the property located at _________. I have reviewed the site plan and I have no objection to structure being located or constructed ______ feet from the property line as depicted on the site plan. If the Neighbor Waivers are not possible by all 3 neighbors, the sheds may be included with the Design Development Option (DDO) application. A DDO is an exception to the Unified Development Code, and because the vehicle sheds will be required to have DDO approval since they appear to encroach more than 10’ into the required 20’ front yard setback, the coop and food storage sheds may be added to that application, which is explained below. Please submit a DDO application under the Zoning Modification sub-record that has been created. Once the DDO decision has ben provided, please upload a copy of the decision letter along with the other revised materials under the TC-RES-0226-00577 tab. 4.
