This site is located within the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. The site plan submitted did not scan completely (Lot line on the east side does not show up) and is still incomplete. Please refer to this Full site plan example at this link: https://www.tucsonaz.gov/files/sharedassets/public/v/2/pdsd/documents/plan-samples/full-site-plan_feb2026.pdf .

Specifically, provide the information already shown on the site plan and:
a. Project description
b. North arrow
c. Scale – for example, 1” = 20’
d. Property zoning: R-1
e. Dimensioned lot lines.
f. Square footage of the lot: approx. 9,280 sf per Pima County Assessor’s Map found at https://www.asr.pima.gov/ParcelData/Map/Arm/MP15/M15042_03.PDF
g. Elevations of the carport showing the height.
h. The neighbor waivers

2. There are two ways to resolve the front yard carport issue since it encroaches more than 10’ into the required 20’ front setback:
a. Move the carport 10’ or more away from the front lot line, or
b. Submit a Design Development Option when the carport in the front yard encroaches more than 10’. To access the DDO application, visit the following link https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/planning-amp-zoning/ddo-for-setback-and-height.pdf

Submit the DDO application packet by first navigating to TC-RES-0226-00577 and then by entering the DDO application packet under the Zoning Modification sub-record that you will create . For instructions on how to apply for a sub-record, visit the following link: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/tdc-faq/new-pdfs/sub-records_071425.pdf
For questions regarding the DDO process, please contact Georgia Pennington at georgia.pennington@tucsonaz.gov

3. Once the DDO has been approved, submit the following items:
a. DDO Decision Letter
b. Revised site plan
c. Comment Response Letter addressing all staff comments.

4. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
