This site is located within the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. The Pima County Assessor’s Office property card indicates that the ADU is a garage with storage. Staff found no records indicating that the project was an ADU in the past. As such, converting the garage into an ADU will trigger impact fees, a landscape plan (see Ordinance 12219 effective January 1, 2026, UDC code amendment: https://tucsonaz.hylandcloud.com/221agendaonline/Documents/ViewDocument/ORDINANCE%2012219.pdf?meetingId=1890&documentType=Agenda&itemId=77068&publishId=189435&isSection=false ) and the requirement to show a 4’-wide ADA dust free pathway from the ADU to a public right of way prior to permitting.

2. The site plan is missing several items. Please add the following:
a. Provide the square footage of the ADU. Total lot coverage. This includes the square footage of all enclosed areas and the vehicle use areas divided by the total lot area. The final number should be a percentage. Porches are not included in the total lot coverage.
b. Provide elevation plans for the ADU.
c. Provide the height of the shed located near the east property line.
d. Provide the height of the gazebo.
e. Label the setback from the shed located east of the lot and the lot line. This shed will require either a neighbor waiver from the property owner at 5927 E 20th St. or a Design Development Option if it is within 5’ of the east/rear setback. Example of the neighbor waiver: My Name is ___________ and I am the owner of the property located at ________________________. I have reviewed the site plan and I have no objection to structure being located or constructed ______ feet from the property line as depicted on the site plan. Signature: ___________Date:__________

If a neighbor waiver is not possible, submit an application for a Design Development Option. To apply for a DDO, please follow the instructions at the links below:

3. Submit a landscape plan on the revised site plan. City of Tucson Ordinance No. 12219 was effective as of January 1, 2026. This ordinance is an amendment to the Unified Development Code. UDC Article 7, Section 7.6.10 and requires landscaping for all new single family residential, middle housing development, and accessory dwellings. 4. Include a detailed floor plan of the ADU.
