PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes.

Provide a response letter on separate file when submitting the updated construction plan set.

SITE PLAN:

1. Indicate the location of the proposed building and existing overhead electrical line, R106.1.1. Show the utility lines requiring relocation.
2. The carport roof structure may not extend to a point closer than 3 feet from the neighboring property line without fire rated protection for fire spread. Provide compliance with R302.1 (City of Tucson Amended) by removing the roof placed within 3 feet of the property line or include a complete wall barrier below the roof without openings with not less than one-hour fire-resistive construction in compliance with IBC Table 721.1(2).

SECTIONS - DETAILS:

1 Provide a complete cross-section detail with ridge beam to foundation load path including fasteners, R407.3 & R507.4.1.
2 Identify all fasteners for wind loading compliance. Show roof (uplift resistance) fasteners (H2.5) with appropriate uplift capacity, R802.11 amended.

ELECTRICAL PLANS:

1. Show any electrical alterations.
2. The overhead service conductor over the proposed building requires an 8’ clearance above the roof, E3604.2.1. Check with TEP customer service for service line options. https://www.tep.com/electric-service-requirements

TRANSMITTAL DATE: March 27, 2025

Provide a detailed comment response letter with your submittal that clearly shows how you have addressed all comments with your next submittal.

This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.

1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example, to include but not limited to:
a. The plot plan shall be drawn at an engineering scale, i.e. 1”=10’, 1” = 20’.
b. Provide a lot coverage calculation the meets the requirements of UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements.
c. Provide a dimension from the center line of President St to the face of curb, and from the face of curb to the south property line. Per Construction Plan I-823 sheet 2 found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-823, the distance from center line of the street to the face of curb is 18’ and from face of curb to the property line is 12’-0”.
d. Provide the zoning of all adjacent parcels on the plot plan.
e. Provide the property line dimensions on the plot plan.
f. Show all existing utility lines on the plot plan
g. Provide a perimeter yard setback from columns of the carport to the east property line.

2. The side and rear perimeter yard setbacks shown on the plot plan are not correct. Review UDC Table 6.3-2.A and provide the correct required setback or remove the setback lines from the plan.

3. The front street perimeter yard setback shown on the plot plan is not correct. Review UDC Article 6.4.5.C.1.a and provide the correct required setback or remove the setback lines from the plan.

4. The “SETBACKS” shown under “PROJECT INFORMATION” are not correct.

5. Under Energy Compliance note 17 you list “NOTE: SET OF PLANS ARE FOR EXISTING GARAGE”, remove this reference from the plan as it is not applicable.

6. Provide black and white plans as some of the colors are difficult to read.

COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Where the wall meets the eave of the roof. As height dimensions from design grade were not provided Zoning has added 6” to the heights provided.

The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A).

1. Based on a wall height of 9’-6” the required perimeter yard setback from the proposed porch to the west property line is 6’-4”, Proposed setback is 5’-0”.

2. Based on a wall height of 6’-2” the required perimeter yard setback from the proposed carport to the east property line is 6’-0”, Proposed setback was not provided.

3. Per UDC Article 6.4.5.C.1.a the required front street perimeter yard setback is 20’-0”, proposed front street perimeter yard setback is 13’-6”.
