This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

1. Comment: Previous comment 1 not addressed. Please draw, label, and dimension the ½ Right of Way from the centerline to the edge of pavement and from edge of pavement to the property line along E Adams Street as noted in the sample site plan. 2. Comment: Previous comment 2 not addressed. Please include the vehicular use area in your lot coverage calculations.
3. Previous comment 3 not addressed. As this site is located in the R-1 zone, please include a detailed floor plan of the entire residence and hobby room to ensure compliance with UDC 4.9.7.B.7. A bedroom is defined as:
a. Any room that is designated as a bedroom;
b. Any enclosed room that has a minimum area of 60 sf and has an accessible opening to the exterior of the building in compliance with the International Building Code (IBC), whether termed a studio, family room, study, den, bonus room, or any other name except for a living room, dining room, kitchen, and bathrooms; and
c. Any room designated as a bedroom for the purpose of any other code requirement.
