This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

1. Comment: The site plan should be designed to include the information as noted on the sample site plan. Please see https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf for reference.
2. Comment: The site plan provided does not show all structures on the property including the recently installed metal shed on the east side of the property and the hobby room. Please update the site plan to include all structures and dimensions to the property lines to ensure the minimum required setbacks are met. Refer to previously issued T21CM0736 if necessary.
3. Comment: Please include the legal description as noted in the sample site plan. The legal description should read “Speedway No 2 W75’ N100’ Lot 8 Blk 12”.
4. Comment: Please draw, label, and dimension the ½ Right of Way from the centerline to the edge of pavement and from edge of pavement to the property line along E Adams Street as noted in the sample site plan.
