A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed. 1. Comment: Previous comment 4 not addressed accurately. Please draw, label, and dimension the ½ Right of Way from the centerline to the edge of pavement and from edge of pavement to the property line along E Adams Street as noted in the sample site plan. Please include the lot coverage calculations as noted in the sample site plan. The lot coverage calculations provided are missing the vehicular use area. 3. Comment: Previous comment 8 not addressed accurately. As this site is located in the R-1 zone, please include a detailed floor plan of the entire residence and hobby room to ensure compliance with UDC 4.9.7.B.7. A bedroom is defined as: a. Any room that is designated as a bedroom; b. Any enclosed room that has a minimum area of 60 sf and has an accessible opening to the exterior of the building in compliance with the International Building Code (IBC), whether termed a studio, family room, study, den, bonus room, or any other name except for a living room, dining room, kitchen, and bathrooms; and c. Any room designated as a bedroom for the purpose of any other code requirement. 4. Comment: The plans provided do not give the distance for the existing metal shed to the property line. Setbacks in the R-1 zone are the greater of 6’ or 2/3 Height of the proposed exterior wall of the shed.
