This site is located in the R-1 zone (UDC 4.7.8) and the Davis-Monthan AFB approach departure corridor. A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

1. Comment: This site is located within the Approach Departure Corridor for Davis-Monthan Air Force Base. The permit description calls this project an ADU however your included site plan calls out the building as a “guest house”. Per UDC 5.6.8.3.d.2, “residential development is limited to no more than one dwelling unit per acre” in this overlay. If you wish to permit a sleeping quarters, the kitchen area is limited to only a wet bar sink, a refrigerator that can fit below a sink counter, and no cooking facilities.

2. Comment: The site plan should be designed to include the information as noted on the sample site plan. Please see https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf for reference.
3. Comment: Please label the surrounding zoning classification as noted in the sample site plan. This property is surrounded by R-1 zoning to the south, east, and west, and C-1 to the north.

5. Comment: Please include the legal description which should read “City Parkside Lot 15 Blk A”.
6. Comment: Per UDC 6.4.3.C.1, “Roofed areas, open on at least one side, which provide shelter to exterior areas such as balconies, entrances, stoops, and terraces, provided they are not used for utilities, maintenance, laundry, storage, or motor vehicle parking are excluded from lot coverage calculations.” Please remove the porch from your lot coverage calculations and update the calculations.
7. Comment: The new sleeping quarters does not meet the minimum setback requirement to the north property line which are the greater of 10’ or ¾ (Height) of the proposed exterior building wall. You have 2 options for the reduced setback. Option 1 is to include a neighbor waiver on your site plan and option 2 is a Design Development Option (more information below). If you choose to go the neighbor waiver route, please include a “legible” signed neighbor waiver on your site plan that acknowledges the reduced setback. Here is the waiver:

8. Comment: Site zoning is unable to approve the building permit until the neighbor waiver has been signed and included on the site plan or the Design Development Option (DDO) has been approved. Please see below for comments about the DDO.
9. Comment: The following comments are related to a Design Development Option (DDO) (UDC 3.11.1):

This property is surrounded by R-1 zoning to the west and east, and C-1 zoning to the north. Per Table 6.3-2.A, the minimum setback for residential use to a nonresidential zone is the greater of 10’ or ¾ (Height) of the proposed building exterior wall. Based on a proposed wall height of 8’ 6”, the required perimeter yard setback to the north property line is 10’. The proposed setback to the north property line is 5’. A DDO application must be submitted and approved to reduce the required rear perimeter yard setback.
