Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating minimum building code compliance for passing all progress inspections.

Remove the phase notes from the plans. This permit is for alterations at 2602 N FAIR OAKS AV. Alterations at 2604 N FAIR OAKS AV requires a separately submitted permit application with the same undated plans.

Provide a response letter addressing each comment with location of change on the plans. Submit separate letter and plan set files.

SECTIONS - DETAILS:

1. Provide a wall section detail with (#4 rebar) reinforced 12 wide” x 12 deep” reinforced foundations for anchoring exterior framed walls with insulated ceiling/roof, R403.1.6 and R806. Update the building section on sheet A3.

ELECTRICAL PLANS:

1. Clothes Washer GFCI: receptacle requires GFCI protection, E3902.9. Add notation to plans.

This site is located in the R-2 zone (UDC 4.7.9). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6 -.9 & .10.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Revised plans, as noted in the comment below, along with a detailed letter indicating responses to the review comments.

1. COMMENT: Because there two addresses with two proposed laundry room additions, separate permits are required for each address. Zoning acknowledges this is one site with a duplex building with separate addresses. Zoning has reviewed this plan for site requirements which includes lot coverage, setbacks, notes and labeling of which could be used for the laundry room addition for 2604 N Fair Oaks Ave Tucson, AZ 85712.

This review has been done for phase one only, 2602 N Fair Oaks Ave Tucson, AZ 85712. A separate permit application is required for phase two, 2602 N Fair Oaks Ave Tucson, AZ 85712. Update plan graphics, scope of work and area calculation to specify phases.

2. COMMENT: On sheet A1, update the address on the title block to 2602 N Fair Oaks Ave Tucson, AZ 85712 (currently showing 5602 and 5604) for phase one building permit.

3. COMMENT: Add keynotes for existing courtyards (#1 and #2) on A1 Site plan and Site Plan Keynotes.

4. COMMENT: As this property is located on a corner lot, the property fronts on two local streets. Based on the plan, both street setbacks are labeled at 10’-0”. Per the code, front street setback must be 20’-0” from the property line to the building. The other street setback must be 10’-0” from the property line to the building. Based on the layout of the site, it appears that E Flower Street should be depicted as the front yard setback (20’-0”).

5. COMMENT: After reviewing the property documentation history in PRO, zoning could not verify any permit documentation for existing storage #2. As this structure was built in the easternmost setback a neighbor sign off would be required. The adjacent owner’s waiver statement must be added to the site plan. The following statement can be used.

6. COMMENT: Draw, label and dimension the right of way centerline and face of curb location of E Flower Street to the south property line.

7. COMMENT: Label the adjacent property zoning classifications (including directly E Flower Street and N Fair Oaks Avenue).

8. COMMENT: Per Table 6.3-2.A, R-2 zoning, the dimensional standards for rear yard setback, where you want to locate the new laundry closets is the greater of 6’ or 2/3 the height of the proposed building wall, of which you are showing to be 8’-2” in the partial building section on sheet A3. Thus, the setback will need to be 6’-0” clear distance from the proposed laundry closet wall to the property line. Revise plan to meet this requirement or an application and approval through the Design Development Option process for the building setback reduction. (Zoning acknowledges the same process will be required for the 2604 N Fair Oaks Ave Tucson, AZ 85712).

9. COMMENT: Zoning acknowledges a Design Development Option will be required for approval. Review Comment 5 for setback information.
