This site is in the R-2 zone (UDC 4.7.9). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6 -.9 & .10.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Revised plans, as noted in the comments below, along with a detailed letter indicating responses to the review comments.

1. COMMENT: The provided site plan does not meet the minimum requirements.

2. COMMENT: Complete the project data table to complete the required lot coverage data per plot plan example linked above.

3. COMMENT: Clarify the North property line dimension currently shown as 100’-0” but listed as 103.74’ in Pima County Information. Make dimensional updates on plans accordingly.

4. COMMENT: Clarify proposed porch width dimension. Sheet 1 of 3 shows a 12’-10” dimension and sheet 2 of 3 shows a 12’-2” dimension.

5. COMMENT: Remove the three stamps from each drawing (references are abbreviated): Pandemic Relief, T21CM02254 and By Issuance of this Permit.

6. COMMENT: Provide dimensions from the right of way centerline of S Rowan Ct to the south property line and provide dimensions and face of curb location to the south property line per plot plan example depicted above.

7. COMMENT: Draw and label existing sidewalk and provide dimension from the inside of sidewalk to the front face of the residence per plot plan example depicted above.

8. COMMENT: Label the adjacent property zoning classifications (including the residence directly across S Rowan Ct) per plot plan example depicted above.

9. COMMENT: Additional comments may be forthcoming on the next review based on the proposed use for the addition and applicable use specific standards.
