This comment was not addressed. Resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 – 9.

Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. As height dimensions from design grade were not provided Zoning has added 6” to the heights provided on the plan. Per UDC Article 6.4.5.B.2 A vertical structural member(s) (i.e., post, column, dormer wall) supporting a roof extension from the principal structure is considered a wall for applying perimeter yard requirements.

The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A).

1. Based on a wall height of 18’-10” the required perimeter yard setback from the proposed deck cover to the north property line is 12’-7”, proposed setback is 4’-2”.

2. As a wall height was not provided for the area were the roof structure is connected to the main structure Zonin has used a measurement function in the PDSD review software, Bluebeam. Based on a wall height of 21’-1” the required perimeter yard setback from the proposed deck cover to the east and west property line is 14’-1”, proposed setback to the east property line is 7’-4” and to the west property line is 8’-9”.
