A Duplex is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 – 9. 1. This comment was not fully addressed. Provide a perimeter yard setback dimension from the proposed stairs to the west property line. It does not appear that the minimum setback of 6’-0” is met. Until comment 2 below is fully addressed Zoning cannot determine required permitter yard setbacks. Show the proposed stairs on the plot plan and provided perimeter yard setback dimensions. 2. This comment was not full addressed. South elevation provide a wall height dimension from the deck to design grade and a wall height dimension for the east wall from top of wall, where the ease wall meets the eave, to design grade. Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Provide all applicable wall heights on the elevation drawings. 3. As the proposed stairs to not meet the minimum 6’-0” side yard setback, UDC Table 6.3-2.A a Design Development Option (DDO) must be submitted and approved to reduce the required setback.
