RECONSTRUCT KITCHEN AND BATHROOM OF GUEST HOUSE (1st Review) TRANSMITTAL DATE: March 28, 2025 COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the HR-2 zone (UDC 4.7.9). A single-family, Attached is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10. 1. The site plan shall clearly show all proposed construction. 2. A separate demolition permit will be required. 3. The plan shall clearly show any proposed demolition. As this site is located in the HR-2 zone and based on the Assessor’s year built, 1937, any demolition will require historic review and architectural documentation. 4. The required street perimeter yard setback shown under Project Information “2/3 (H)” is not correct. Review UDC Article 6.4.5.C.1.a and correct the listed setback. 5. As Herbert Ave is a named alley it is treated as a street for perimeter yard setback requirements. Review UDC Article 6.4.5.C.1.b and provide a required side street perimeter yard setback. Per UDC Article 6.4.5.C.1.b the required side street perimeter yard setback is 10’-0”, proposed setback is 0’-0”. Historic may waive the setback requirement during their review. If Historic does not approve the proposed setback a Board of Adjustment for Variance will be required.
