SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance.

Provide a response letter addressing each comment with location of change on the plans. Submit separate letter and plan set files.

SITE PLAN:

1. Show the existing dwelling addresses on the site plan. Clarification is requires when a property has more than one assigned address.
2. Show the location and size of buildings, utility meters and gas, water, electric and sewer lines from property line to building, R106.1.1. Identify the utility lines requiring upgrade or replacement.
3. Show the square footage of existing guest house and proposed guest house addition, R106.1.1.

PLUMBING PLANS:

1. The Tucson Water Department limits flow rates for the water meter size in compliance with P2903.7. Show an appropriate yard pipe and water meter size for the connected demand.
2. Show an individual accessible water supply shut off and water heater for the guest house, P2903.9.1.

ELECTRICAL PLANS:

1. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E3901.3.

This site is in the HR-2 Residence Zone (UDC 4.7.9). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6,.9 and .10

Plan review for the above referenced single-family residence has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued.

SCOPE OF REVIEW:
The scope of this plan review covers zoning, use(s), legal description, adjacent properties, setbacks (building or wall heights), dimensional standards, property permitting history, density (units/lot size), and lot calculation (enclosed building and structure, parking, and driveway versus overall lot size) requirements. All code references are to the Tucson, AZ Unified Development Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PLANS AND ELEVATIONS OR DRAWING SET:

1. COMMENT: Zoning acknowledges that TC-DMO-0925-00192 is currently under review. Zoning cannot approve this permit (TC-RES-0225-00662) until that demolition permit has been approved.

2. COMMENT: Add a note (or label) on the site plan acknowledging TC-DMO-0925-00192 and its scope.

3. COMMENT: This permit has an address for 317, the address of the principal address. However, there is scope that, specifically, that is tied to 319 (the guest house). To complicate the matter, the proposed garage/sleeping quarters/deck scope doesn’t appear to be proposed to be physically attached to either address. Zoning has confirmed separate permits will be required as this will affect inspections. Contact the residential review/permitting team at PDSD-Residential@tucsonaz.gov for guidance on this moving forward.

4. COMMENT: Additional comments may be forthcoming on the next review based on responses to Zoning and other the PDSD reviewer comments.

09/29/2025 Historic REVIEW COMPLETED WUHZAB conducted its review on 6/10/2025, and recommended approval with conditions. PRS conducted its review on 8/12/2025, and recommended approval with conditions. Applicant has revise Design Package and resubmit and resubmitted on 9/26/2025 to comply with conditions. PDSD Director's Decision Notice is pending to be issued. Once issued that will complete the HPZ process. Historic full review fees are paid. The applicant should include the decision notice to the main permit application TC-RES-0225-00662 for permitting No further HPZ review required.
