Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

GENERAL REQUIREMENTS:

Provide a separate Comment Response Letter when submitting updated plans.

The construction plan set shows all proposed additions, repairs and alterations to the building and parcel.

The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans.

Provide a clear construction plan set showing a page number on each sheet and submit in a single PDF file, R106.1.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details, and calculations in accordance with the rules of the State Board of Technical Registration

SITE PLAN:

1. Note the electrical line as underground unless overhead is approved by TEP. Identify the utility lines requiring upgrade or replacement. The overhead service conductor over the proposed building requires a 3 foot clearance above a sloping roof, E3604.2.1. Relocate any underground gas piping beneath buildings, G2415.14.

FLOOR PLAN:

1. Provide a floor plan showing door locations and window sizes with type identified as XO or SH.

STRUCTURAL PLANS:

1. Provide a complete plan set showing materials and fastener sizes with 2018 IRC prescriptive compliance or provide an Arizona professional stamped plan set showing performance compliance with wind loading conditions, R301.1.
2. Field welding requires a special inspection request form for review with the permit plans, R109.2. Provide a certified inspector seal on the form found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Inspections

COMMENTS: Please resubmit revised drawings along with a det4.7.8ailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the O-3 zone (UDC 4.7.15). A single family residence with an accessory building is a permitted use in this zone (Table 4.8-3).

1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example. All required information shall be provided on the plot plan.

2. Per Unified Development Code (UDC) Article 6.6.3.E The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. The proposed storage building exceeds the allowed 50%. A Board of Adjustment for Variance will need to be submitted and approved. An option would be to provide a connection to the main dwelling. This connection is required to be a minimum 5’ wide roofed structure that can support a 20 lb live load.

Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Where the wall meets the eave of the roof. As wall heights were not provided from design grade Zoning has added 6” to the dimensions provided on the elevations to determine required perimeter yard setbacks.

The minimum setback is the greater of ten (10) feet, or three-quarters (3/4) the height of the structure’s wall facing each interior property line (Table 6.3-3.A).

3. Based on a wall height of 10’-6” the required perimeter yard setback to the west property line is 10’-0”, proposed setback is 5’-0”.

4. Based on a wall height of 8’-6” the required perimeter yard setback to the west property line is 10’-0”, proposed setback is 3’-0”.

The size and perimeter yard setbacks can be dealt with during the Board of Adjustment.
