This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. Provide a clear and concise construction plan set. Show a ½” gypsum board (garage side) on all walls common to the garage and occupied room, R302.6. STRUCTURAL PLANS: 1. Provide a header size consistent with Table 502.5(1) & R602.7(1). SECTIONS - DETAILS: 1. Provide insulation details minimum (R-13 walls and R-30 small additions or otherwise R-38 ceiling) showing code compliant placement of materials and ratings, N1101. Windows require a solar heat gain of 0.25 or better. ELECTRICAL PLANS: 1. Notate interior 15A & 20A circuits serving receptacles, lights, and smoke detectors with combination type arc-fault circuit interrupters, E3902.16. 2. Show at least one wall-switch-controlled lighting outlet providing illumination on the exterior side of each egress door having grade level access R3903.3.
