This site is located in the O-3 zone (UDC 4.7.15). A single-family residence is a permitted use in this zone (Table 4.8-3).

1. Until the DDO is approved Zoning cannot approve this plan. COMMENT: Per UDC Article 6.3-3.A, the required setbacks in the O-3 zone are the greater of 10 feet or 3/4 the height of the building wall. With a wall height of 10 feet 6 inches the required setback on the western property line is 10. The proposed addition encroaches into the required setback. A Design Development Option must be applied for and approved before this permit can be approved by Zoning. A Design Development Option (DDO) must be applied for and approved in order to reduce the setbacks as proposed before this permit can be approved by Zoning. The below paperwork can be filled out and submitted with the next submission.
