A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9 & .10. 1. COMMENT: Per UDC 6.3-2.A, the required perimeter yard in the R-2 zone is the greater of 6 feet or 2/3 the height of the building wall. With a proposed wall height of 9 feet 6 inches the required setback to the northern property line is 6 feet 4 inches. The proposed setback is 6 feet. The proposed carport encroaches into the required perimeter yard and will require the approval of a Design Development Option (DDO) before zoning can approve of this permit. The below paperwork can be filled out and submitted with the next submission. COMMENT: This comment was not addressed. The proposed carport will have to be setback at least 6 feet from the property line due to the public utility easement. Per the Sonoita Estates Final Plat there is a 6-foot-wide Public Utility Easement that runs the length of the western property line. A carport will not be permitted to encroach into this easement.
