This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. Structures built without a permit may require alteration for building code compliance. Provide a clear and concise construction plan set. Indicate the location and size of buildings, utility meters and lines supporting the alterations, R106.1.1. Show the utility lines requiring upgrade or replacement. 2. Show the proposed structure with 3 feet or greater to the property line or provide a complete wall barrier with not less than one-hour fire-resistive construction in compliance with IBC Table 721.1(2) or provide a Pima County processed utility easement preventing construction within 3 feet of the structure on the neighboring property. STRUCTURAL PLANS: 1. Provide a Roof Framing Plan showing the rafter size for supporting live and dead structural loads in compliance with Table R802.4.1(1). 2. Show a beam size with appropriate load carrying capacity, R301.1 or provide an engineer’s calculation, design, and seal for a performance design when minimum sizes are not code compliant with the IRC, R301.1. SECTIONS - DETAILS: 1 Show if the post and post plate noted at detail #1 is fabricated or welded on site, R301.1. Field welding requires a special inspection request form for review with the permit plans, R109.2. Tucson, AZ. 85711 Parcel: 127-11-2390 Zoning: R-2 Existing Use: Single Family Residence Project Description: Carport Addition TRANSMITTAL DATE: 3/15/2024 This site is located in the R-2 zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9 & .10. 1. COMMENT: Per UDC Article 6.3-2.A, the required setback in the R-2 zone is the greater of 6 feet or 2/3 the height of the proposed building wall. Provide a dimension from the proposed addition to the north property line to determine the proposed setback. 2. COMMENT: Per UDC Article 6.4.4.A, Building height is the vertical distance measured from the design grade elevation to the highest point of a flat roof On the elevations provided the dimension height needs to be measure to the top of the flat roof from design grade. 3. COMMENT: Per UDC Article 6.4.5.C.1.b, For carports and garages which face the street, the minimum required street perimeter yard is 20 feet. Provide a dimension from carport post to the property line on Del Valle to identify the proposed setback. 4. COMMENT: Per UDC Article 6.4.5.C.1.c.(1), A Design Development Option can be used to reduce the setback requirement for the carport. The following must be met- if the distance between the back of street curb and the carport is eight feet or less, a minimum of one-foot must be provided. 5. COMMENT: Provide the distance from the half right of way on Del Valle to the property line. The half right of way width is 20 feet. 6. COMMENT: Per the Sonoita Estates Final Plat there is a 6-foot-wide Public Utility Easement that runs the length of the western property line. COMMENT: Once the proposed setbacks are determined, a Design Development Option will have to be applied for and approved to reduce the required setbacks before this permit can be approved by Zoning. A Design Development Option (DDO) must be applied for and approved in order to reduce the setbacks as proposed before this permit can be approved by Zoning.
