This site is located in the R-2 zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9 & .10.

1. COMMENT: The Following comments are related to a Design Development Option:

A. Per UDC 6.3-2.A, the required perimeter yard in the R-2 zone is the greater of 6 feet or 2/3 the height of the building wall. With a proposed wall height of 9 feet 6 inches the required setback to the North property line is 6 feet 4 inches. The proposed setback is 5 feet.

B. Per UDC 6.4.5.C.1, For single-family and duplex development , the minimum required front street perimeter yard is 20 feet measured from the street property line. The applicant is proposing a street perimeter yard setback reduction of a carport from 20' to 6' as measured to the West property line.

The proposed carport encroaches into both the required perimeter (North) and front (West) yard, and will require the approval of a Design Development Option (DDO) before zoning can approve of this permit.

The Zoning Review team acknowledge that the DDO has been submitted on this iteration of the plans. Staff have corrected the previous comment, which did not address both setback deficiencies.

2. Please resubmit the plan-set as a separate document on the next submittal. Zoning acknowledges that the applicant has submitted for the DDO. However, the plan-set should be a separate document from the DDO. Zoning will review the plan-set separately from the DDO. Ensure the documents are separate.

10/03/2024 Zoning Modifications - DDO REQUIRES RESUBMIT The submitted Design Development Option (DDO) application has been deemed incomplete by Zoning Administration staff. On the "Project Description and Applicant's DDO Request" page, state the required and proposed setbacks as provided in the Site Zoning comments. Additionally, include a statement describing how a six-foot front street setback and five-foot side setback are compatible with the neighborhood.
