This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.


1. COMMENT: Per UDC Article 6.4.5.B1-2, “The width of the perimeter yard is the distance measured horizontally from a specified point to the face of each exterior building wall at the wall’s highest point.
Per UDC Article 6.4.4.A, height is the vertical distance measured from design grade.
Provide the height of the structure from design grade, not finish floor elevation to determine the required setback.

2. COMMENT: Per UDC Article 6.4.5.B.5, Where an unbroken section of a wall or a building is not parallel with the lot line, the required perimeter yard may be applied to the average width; however, such perimeter yard shall not be narrower at any point than half the required width, nor narrower at any point than three feet.

Provide a dimension from the NW and NE corner of the structure to the property line to ensure the above standard is being met.

Per UDC Article 6.3-2.A, the required setback in the R-1 zone is the greater of 6 feet or 2/3 the height of the proposed building wall.

Once the height of the proposed wall is provided from finished grade elevation the required setback can be determined. If the average width between the two points of the structure and the property line does not meet the setback requirement a Design Development Option will have to be applied for to reduce to the setback as shown on the site plan.

3. COMMENT: The 8 foot wide utility easement shown on the site plan is actually 10 feet wide, according to the Plat Map for the subdivision, link: https://maps-and-records.tucsonaz.gov/subdivisions/details/1107
The easement is shared between the properties and is 5 foot wide on each. The proposed New Garden Enclosure encroaches into the easement and will not be permitted.
Revise the width of the easement as shown on the site plan to reflect the width, per the plat. Revise the location of the northern corner of the proposed Garden as to not encroach into the easement.

4. COMMENT: The Lot Coverage shows a Bike Storage and Store Closet included in the calculation but were not identified on the site plan. Show two proposed structures on the site plan, or floor plan if located inside the proposed new additions.
