The site is in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in the R-1 zone, subject to use-specific standards 4.9.7.B.5-.9. 1. It is acknowledged that the DDO application has been submitted. Please work with Georgia.Pennington@tucsonaz.gov to complete the DDO. Based on a wall height of 12', the required perimeter yard setback in the R-1 zone (2/3 H) is 8'. The applicant is seeking to reduce the perimeter yard setback to 2', as shown on the plan. Zoning cannot approve the building plan until the DDO has been finalized. Please resubmit the plans and contact me once the DDO is approved so we can avoid any further delay in permitting.
