| 03/05/2024 | Site Zoning | REQUIRES RESUBMIT | FROM: PDSD Zoning Review Section PROJECT: TC-RES-0224-00768 2409 E 5TH ST. – R-1 Attached 2nd Dwelling Unit w/ Garage (1st Review) TRANSMITTAL DATE: March 5, 2024 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9 1. The perimeter yard indicator “AA” shown under Perimeter Yard is no longer valid and was removed from the code in 2011. Remove the indicator from the plan. 2. The front street perimeter yard setback “or 1-1/2 Height” shown is not correct and was removed from the code in April of 2023, UDC Article 6.4.5.C.1.a. Remove the reference to or 1-1/2 Height from the plan. 3. As the second floor dwelling unit does not meet the requirements of UDC Articles 6.6.3.B.5 & 6.6.3.D it cannot be considered an Accessory Dwelling Unit (ADU) and is considered a a 2nd dwelling unit. Per UDC Table 4.8-2, Residential Land Use Group With Land Use Class/Type: Single-family, Detached, R-1 Zone the minimum lot size for 2 dwelling units is 10,000 sf. A rezoning will be required. 4. The plot plan shall be drawing at an engineering scale, i.e. 1” = 10’, 1” = 20’. 5. Provide a dimension from the center line of 5th street to the face of curb and from the face of curb to the south property line. 6. Provide a height dimension from design grade to the top of wall at the garage on the north elevation. 7. Provide a height dimension from design grade to the top of wall at the top of the second floor wall of the 2nd dwelling unit on the north elevation. 8. Provide a setback dimension from the north second floor wall to the north property line. Once the above comments are addressed Zoning will be able to provide applicable Design Development Option (DDO) comments.
