This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions, and concerns before permit approval. SECTIONS – DETAILS – NOTES: 1. Provide the referenced Talavera Engineering structural calculations on sheets #3 & 4 or remove the notation, R106.1.1. 2. Remove the referenced Option 1 or 2 notation from Keynote #9 and provide a 2018 IRC compliant proposed footing structure, R106.1.1. ELECTRICAL PLANS: 1. Show the mast height on a electrical riser diagram providing 8’ clearance above the Garage roof, E3604.2.1. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. 1. The submitted plans are difficult to read. Provide a PDF file that is fully readable. 2. As the proposed attached Storage 1 & 2 are not parallel with the south property line provide a perimeter yard setback dimension from the midpoint of the south wall to the south property line for both Storage 1 & 2, UDC Article 6.4.5.B.5. COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1). Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Where the wall meets the eave of the roof. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). 1. As dimensions from design grade to where the wall meets the eave were not provided for the attached Stroage 1 Zoning has subtracted 6” for the roof trusses from the 9’-3” dimension provided on the elevations for a 8’-9” wall height. Based on the 8’-9” wall height the required perimeter yard setback from Storage 1 to the south property line is 6’-0”, proposed setback appears to be 3’-7”. For attached Stroage 2 Zoning has subtracted 6” for the roof trusses from the 11’-4” dimension provided on the elevations for a 10’-10” wall height. Based on the 10’-10” wall height the required perimeter yard setback from Storage 2 to the south property line is 7’-3”, proposed setback appears to range from 4’-2” to 3’-9”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback.
