Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans rather than 2018 IBC.

Clarify if the casita is a sleeping quarters (without kitchen) or an Accessory Dwelling Unit (ADU) which requires collection of impact fee and Pima County assigned street address, R319.

Provide a separate permit application for any alterations to the main dwelling at this address.

Remove the “Not for Construction” notation from the plans.

SITE PLAN:

1. Show a street address for each dwelling on the site plan, R319.

PLANS:

1. Notate a cool (white) roof finish as required by the ADU provisions.

SECTIONS - DETAILS:

1. Show exterior wood siding, sheathing and wall framing with a 6” clearance above the ground (R317.1 item 5). The weep screed may extend with a minimum clearance 4” above grade or 2” above paved areas, R703.7.2.1. Update detail #6/A-4.
2. Show an unvented roof assembly with all insulation at the roof including an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing as part of the total insulation requirement, R806.5 or show the attic vent opening size using 1 to 150 of attic area with insulation at the ceiling in compliance with R806.2. Update notation at Section 4/A-2.

PLUMBING PLANS:

1. Tucson Water Department limits flow rates for each water meter size in compliance with P2903.7. Show an appropriate yard pipe for supporting the existing and proposed dwellings and show an appropriate water meter size.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Energy Certificate: (Mandatory) place near the indoor furnace or in utility room, N1101.14. Add notation to plans.
2. Show the “R” values of insulation and the maximum “U” factors of the windows and doors (include the garage door) on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1. Limit building air leakage in compliance with N1102.4. Show overall compliance if using less than prescribed component values by providing a RES check calculation.

TRANSMITTAL DATE: March 22, 2023

Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9.

1. A separate permit and address is required for the Casita.

2. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf, to include but not limited to:
The following comments apply to both plan sets and are relevant to sheet 6 of the casita plans & sheet 9 of the existing hone remodel:
a. Provide a lot coverage calculation the meets the requirements of UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements.
b. The property dimensions on the plot plan are not correct.
c. Provide the zoning for all adjacent properties

The following comments apply to the existing home remodel:
1. Provide a dimension for the proposed addition to the master bedroom to the east property line.

2. Provide a wall height dimension from design grade to the highest point of the wall so that perimeter yard setback requirements can be verified.

3. Show the propose entry pergola along the south side of the home on the plot plan and provide a street perimeter yard setback dimension on the plot plan.

4. Provide approved permit documents for the shade canopy show on sheet 9 near the southeast corner of the home.

The following comments apply to the proposed casita:
1. Provide a dimension for the proposed casita to the north and east property line.

2. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Provide dimensions from design grade to the top of parapet on elevations so that perimeter yard setback requirements can be verified.
