This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans. Provide a separate application and plan set for the proposed Casita (Sleeping Quarters) without kitchen or ADU with kitchen and new address. SITE PLAN: 1. Show the Proposed Casita with added notation “separate permit”. 2. Update the Casita is classified... notation. Either the “living quarter” is a sleeping quarters without kitchen or an ADU with kitchen and new address. PLUMBING PLANS: 1. Update keynote #3/P-1 and #11/P-2 with Site Plan sheet A-7. MECHANICAL PLANS: 1. Provide (an HVAC system with fresh air intake) whole-house mechanical ventilation, or controlled exhaust with a calculated airflow rate, R303.4; N1103.6 & M1505.4. Show the system and appropriate flow rate setting on the plans. A two or three bedroom dwelling of 1501 – 3000 SF requires a 60 CFM continuous setting. 2. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. Notate if the mechanical plans if system calculations will be provided by deferred submittal. Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf, to include but not limited to: The following comments apply to both plan sets and are relevant to sheet 6 of the casita plans & sheet 9 of the existing hone remodel: a. The provided lot coverage is not correct. Per UDC Article 6.4.3 lot coverage does not include, roofed structures open on at least one side, perola, decks, paving stones or the pool. Provide a lot coverage calculation the meets the requirements of UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements. b. This comment was not addressed. The property dimensions on the plot plan are not correct. c. This comment was not addressed. Provide the zoning for all adjacent properties The following comments apply to the proposed casita: 1. The proposed casita as shown on the sheet 2 & 7, with a double bowl sink, and sheets 8 & 10 with a range constitutes a second dwelling unit. Separate permit & address required for the configuration shown on the plan. For the casita to qualify as a sleeping quarters the double bowl needs to be removed and replaced with a single bowl, bar type sink and the range needs to be removed from the plans on all sheets 2. If you elect to go the sleeping quarters route a separate address and permit is not required and a single set of plans shall be submitted.
