This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans. Provide a clear and concise construction plan set. Sample plans are available at https://www.tucsonaz.gov/pdsd/residential-permits SITE PLAN: 1. Show the location and size of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1. Identify the utility lines requiring upgrade or replacement. STRUCTURAL PLANS: 1. Provide a complete roof framing plan showing rafters sized with appropriate load carrying capacity. The 2x10 @ 24 OC rafters are over span. SECTIONS - DETAILS: 1. Show a complete cross-section detail for the new exterior wall, R106.1.1. Show the ½” diameter anchor bolt with 7” embedment and treated sill plates, R602.10 & R403.1. Also R-19 wall insulation. 2. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 when extended over the wall top plate for additions under 500 SF. PLUMBING PLANS: 1. Show a complete plumbing plan with supply, vent and drain sizes for all fixture locations, 2018 IRC. 2. Show electrical or a gas line to the water heater. MECHANICAL PLANS: 1. Provide heating facilities in all habitable rooms, R303.9. (Mini-split, extend duct from a central HVAC or an electrical base board heater) 2. Show dryer vent size and location for venting to exterior, M1501. ELECTRICAL PLANS: 1. Show locations of each smoke alarm, R314. Show a smoke alarm in each bedroom and outside the doorway in the immediate vicinity. 2. Designate the circuit number at the location of each light fixture, receptacle, appliance, and equipment disconnect switch, E3404.12. 3. A Clothes Washer requires a GFCI receptacle, E3902.9 & 10. Add notation to plans. 4. Show at least one wall-switch-controlled lighting outlet providing illumination on the exterior side of each egress door having grade level access R3903.3. 5. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16. This shall in include: a. Lot coverage calculation that meets the requirements of UDC Article 6.4.3 & the example shown on the residential plot requirements. (Lot coverage must include vehicular use area whether improved or unimproved) b. Zoning of adjacent parcels c. All Utility lines d.
