This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) w/ an Accessory Dwelling Unit is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 – 9 & 6.6.3.

1. This comment was not addressed. No permit has been started for the gazebo. The existing gazebo shown to require a separate permit will either need to be permitted under this permit or permitted under separate permit prior to approval of this plan. As no building plans for the gazebo were provided and the plan shows that this structure does not meet perimeter yard setback requirements to the south and west property line at a minimum a neighbors setback waiver will need to be secured to reduce the setbacks. To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s):
