This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) w/ an Accessory Dwelling Unit is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 – 9 & 6.6.3.

COMMENTS: Please resubmit revised drawings and a detailed response letter, which states how all Zoning Review Section comments were addressed.

1. Comment: Adjust the total lot coverage calculation to reflect the proposed gazebo square footage reduction.

The prior review comment still applies as the existing gazebo encroaches into the perimeter yard setback. As shown on the site plan, the gazebo has a west perimeter yard setback of 4.58 feet. On the south perimeter yard setback, the gazebo has a 5.52 feet setback. The gazebo does not comply with the R-1 perimeter yard of 6 feet or 2/3 (H) height.

1. The plan shows that this gazebo does not meet perimeter yard setback requirements to the west and south property line at a minimum a neighbors setback waiver will need to be secured to reduce the setbacks. To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s):
