This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) w/ an Accessory Dwelling Unit is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 – 9 & 6.6.3.

COMMENTS: Resubmit revised drawings and a detailed response letter, which states how all Zoning Review Section comments were addressed.

1. This comment was not addressed correctly. The provided neighbors waivers do not show the correct distance from the property line and required information, i.e. name, address, signature and date, have not been provided. The plan shows that this gazebo does not meet perimeter yard setback requirements to the west and south property line at a minimum a neighbors setback waiver will need to be secured to reduce the setbacks. To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s): For west adjacent address - 8120 E 4TH PL | Owner - DUARTE JOSE L & HERNANDEZ BIANCA GOMEZ LUNA CP/R My Name is____________________ and I am the owner of the property located at_______________________.
