PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans.

Provide a clear and concise construction plan set with sheet numbering. Sample plans are available at https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Residential-Permits

Inclusion of the kitchen requires many alterations for independent dwelling code compliance.

Also, each dwelling unit with kitchen requires a separate Pima County assigned street address after Zoning approval, R319.

An impact fee payment is required for a new dwelling.

PLANS:

1. Provide a roof framing plan with appropriate load bearing foundations, R106.1.1. Show beam and joist with spans and sized for supporting live and dead structural loads, R804 or provide an engineer’s calculation, design and seal for a performance design when minimum sizes are not code compliant with the IRC, R301.1.
2. Individual dwelling units require separation by a fire rated wall from floor to bottom of roof sheathing without opening other than limited utility penetrations, R302.4. Remove the door opening in the wall separating the units and show one-hour fire-resistive infill construction in compliance with IBC Table 721.1(2).

SECTIONS - DETAILS:

1. Provide a wall section showing exterior wood siding, sheathing and wall framing with a 6” clearance above the ground at all locations of the new exterior walls, R317.1 item 5.
2. Show a roof design with insulation types and minimum thickness for achieving total insulation R-30 compliance, R806.5 & , N1102.1.

MECHANICAL PLANS:

1. Provide a whole-house mechanical exhaust with a calculated airflow rate, R303.4; N1103.6 & M1505.4. Show the system and appropriate flow rate setting on the plans. A one room dwelling under 1501 SF requires a 30 CFM continuous setting.

ELECTRICAL PLANS:

1. Show the smoke alarm circuit on the panel schedule, R314.
2. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets, E3703.2 and E3901.3.
3. Show receptacle outlets at each kitchen counter space wider than 12” with no point along the wall line more than 24” from a receptacle outlet, E3901.4.1. Show receptacles within 2’ of counter edges or corners and no more than 4’ apart.

OUTDOOR LIGHTING CODE

1. Show full cutoff fixtures were located within 25 feet from the property line OLC 401.3.3.

Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) w/ an Accessory Dwelling Unit is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 – 9 & 6.6.3.

1. This comment was not fully addressed. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf.
a. The plot plan shall be drawn at an engineering scale, i.e. 1” = 10’, 1”=20’.
b. Provide the property owners name the plot plan.
c. Provide a lot coverage calculation that meets the requirements of UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements.
d. The property dimension for the north property line is not correct. Per the Carriage Hill final plat found at: https://gis.pima.gov/maps/detail.cfm?&parcel=133261500, the dimension should be 76.20’. Also provide the property dimension for the south property line.
e. Indicated the zoning for this property and all adjacent properties.
f. Provide the legal description “CARRIAGE HILL LOT 150” on the plot plan.
g. Provide a setback dimension from the gazebo to the south property line.
h. Provide a dimension from the center line of 4th Pl. to the face of curb, where pavement meets the concrete curb and from the face of curb to the north property line. The distance from the center line of 4th to curb should be 16’ and from face of curb to property line should be 9’.
