This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans. Provide a clear and concise construction plan set. Sample plans are available at https://www.tucsonaz.gov/pdsd/residential-permits SITE PLAN: 1. Any structure placed in the 3-foot fire separation distance from the neighboring property line requires not less than one-hour fire-resistive construction for reducing fire spread across the property line, R302.1. Fire rated materials are found in IBC Table 721.1(2), Items 15-1.1 to 16-1 or provide a 3 foot clear separation betweem the carport and property line. SECTIONS - DETAILS: 1. Clarify the placement of ceiling/roof insulation for determining the need for attic ventilation, R806. Remove the gable vents from sheet A1 or relocate roof insulation to the ceiling sheet A2. 2. Attic space requires a ventilation calculation for showing the attic vent opening size using 1 to 150 of attic area in compliance with R806.2 or an unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 for an addition under 500 SF with roof insulation extended over the wall top plate and 2x eave blocking. ELECTRICAL PLANS: 1. Interior alterations require the installation of smoke alarms at existing bedrooms, R314.2.2. Provide notation if the smoke alarms are existing or proposed. 2. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. Show full cutoff fixtures were located with 25 feet from the property line OLC 401.3.3. Show unshielded fixtures with a maximum of 3,000 lumens, OLC 401.4. Show lamps with a maximum of 3500K color temperature, OLC 402.1. Provide a setback dimension from the posts of the proposed carport to the street property line. Per UDC 6.4.5.C.1.a, within established areas, the minimum required front street setback is 20 feet or one and one-half the height of the proposed wall, measured from the street property line, whichever is greater. A Design Development Option (DDO) is required if the front street setback does not meet the requirements of UDC 6.4.5.C.1.a. 2. Provide dimensions from design grade (the ground) to the highest point of the wall on the east elevation to verify setback requirements. Per UDC Table 6.3-2.A, when a residential use is adjacent to a residential zone, the required side and rear setbacks are six feet or 2/3 the height of the proposed wall, measured from the property line, whichever is greater. A DDO is required to allow a setback of 1’-0” measured from the east property line to the carport. 3. Show a distance of 25 feet from the centerline of Malvern Street to the front street property line, and a distance of eight feet from the face of the curb to the front street property line to ensure this specific property line is depicted correctly for determining the front street setback. 4. Clarify why the floor plan shows a distance of 6’-6” from the east family room wall to the east carport wall, while the site plan shows a distance of 6’-0” from the east family room wall to the east property line. 5. Show the five-foot-wide easement along the south property line. Please ensure all Zoning Review Section comments are addressed prior to submittal of a DDO application.
